The first, the Company's residential resort communities, are positioned to attract primarily second home buyers. The Company's l projects in this category include the WaterColor and WaterSound Beach communities, which were built in a region of Florida. The Company's second category of residential communities is the Company's primary home communities for buyers who will use the community as their primary residence. The Breakfast Point, RiverTown and SouthWood communities are the Company's largest projects in this category. The Company's third category of residential communities is active adult communities.

Commercial Real Estate

The Company focuse! s on commercial development and sales in Northwest Florida because of its large land holdings surrounding the new Northwest Florida Beaches International Airport (the Airport), along roadways and near or within business districts in the region. The Company provides development opportunities for national and regional retailers and its strategic partners in Northwest Florida. The Company offers land for commercial and light industrial uses within large and small-scale commerce parks, as well as a range of multi-family rental projects. The Company also develops commercial parcels within or near existing residential development projects.

Resorts, Leisure and Leasing Operations

The Company's leasing operations were presented in both its residential real estate and commercial real estate segments. The Company's resorts, leisure and leasing operations segment includes recurring revenue streams from the Company's resort and leisure businesses and its leasin g operations. The Company's WaterColor Inn and Resort is a boutique hotel, which provides guests with a beach club, spa, tennis center, restaurant and complementary retail and commercial space. The day-to-day operations of the WaterColor Inn and Resort is managed by Noble House Hotels & Resorts. In addition the Company's vacation rental business rents private homes in the WaterColor community and surrounding communities, primarily in those that the Company has built, to individuals who are vacationing in the area. The Company does not own the homes, but for a fee, the Company advertises , take reservations, check-in and check-out , and clean and maintains the home for the homeowner. The Company owns four golf courses in Northwest Florida. Three of them are in the Panama City Beach area and the fourth is located in Tallahassee. The golf courses are situated in or near the Company's residential communities. The Company also own two marinas. The Company's leasing operations business includes the Company's retail and commercial leasing. The Company has several small retail shopping centers located in or near to some of its residential projects, such as the WaterColor, SouthWood and WindMark Beach communities that are managed by its leasing team. The Company's commercial leasing business includes industrial parks and several commerce parks. One of the industrial parks is the Company's VentureCrossings Enterprise Centre, a 1,000 acre commercial and industrial development adjacent to the Airport.

Forestry

The Company has 545,000 acres designated for forestry operations, including land in West Bay. Southern Pine, the Company's main product, is a product that fits well into cost-conscience supply chains. The Company's forestry operations can produce about 1.3 million tons of trees for lumber and pulp on an annual, sustainable basis. The Company rigorously examines the character istics of individual trees in a forest and the interactions of those trees with each other and with the forest ecosystem as a whole in order to maximize the timber output. The Company produces both sawtimber (lumber used in construction) and pulp (timber used to make pulp for products like linerboard).

Rural Land

The majority of rural land sold is undeveloped timberland and is managed as timberland until sold, although some parcels include the benefits of limited development activity, including improved roads, ponds and fencing. The pricing of these parcels varies significantly based on size, location, terrain, timber quality and other local factors.

It owns 170,523 net (315,272 gross) acres in Duchesne and Uinta Counties, making it the ease owner in the Altamont Field Complex. Its activity is mainly focused on the development of its vertical inventory on 160-acre spacing. The Company has identified an inventory of 1,135 drilling locations (781 vertical and 354 horizontal). The industry is piloting 80-acre vertical downspacing programs in the Wasatch and Green River format! ions and ! horizontal development programs in the multiple shale and tight sand intervals. The Company is engaged in the manufacture and sale of cigarettes in the United States through its Liggett Group LLC (Liggett) and Vector Tobacco Inc. The hotel consists of 30 suites, six pools, a restaurant, lounge and gym. The purpose of the investment is to renovate and the sell the hotel in its entirety or as hotel-condos. In December 2011, New! Valley inves ted in a condominium conversion project for an approximate 18% interest. The building is a 12-story, 105,000 square foot residential rental building located on 68th Street between Fifth Avenue and Madison Avenue in Manhattan, New York.

Tobacco Operations

Liggett is the operating successor to Liggett & Myers Tobacco Company. During 2011, Liggett was a manufacturer of cigarettes in the United States. Liggetts manufacturing facilities are located in Mebane, North Carolina where it manufactures most of Vector Tobaccos cigarettes pursuant to a contract manufacturing agreement. As of December 31, 2011, Liggett and Vector Tobacco have no foreign operations. The Companys tobacco subsidiaries manufacture and sell cigarettes in the United States. Liggett produces cigarettes in approximately 118 combinations of length, style and packaging. Liggetts brand portfolio includes PYRAMID, GRAND PRIX , LIGGETT SELECT , EVE and USA and various Partner Brand s and private label brands.

Liggett Vector Brands LLC (LVB), which coordinates its tobacco subsidiaries sales and marketing efforts, along with certain support functions, has an agreement with Circle K Stores, Inc., which operates more than 3,300 convenience stores in the United States under the Circle K and Macs names, to supply MONTEGO, a deep discount brand, exclusively for the Circle K and Macs stores. The MONTEGO brand was offered under LVB's Partner Brands program. LVB also has an agreement with Sunoco Inc., which operates approximately 675 Sunoco APlus branded convenience stores in the United States, to manufacture SILVER EAGLE. SILVER EAGLE, a deep discount brand, is exclusive to Sunoco and was the second brand to be offered under LVB's Partner Brands program. Liggett also manufactures BRONSON cigarettes as part of a multi-year Partner Brands agreement with QuikTrip, a convenience store chain with more than 580 stores.

Assurant, Inc. (Assurant) is a provider of specialized insurance products and related services in North America and select worldwide markets. The Company operates in four segments: Assurant Solutions, Assurant Specialty Property, Assurant Health, and Assurant Employee Benefits. Assurant Solutions

The Company provides administration, claims handling and customer service. These products are only sold in the United States and Canada and are generally structured as whole life insurance policies in the United States and annuity products in Canada.

Credit insurance programs offer consumers the option to protect a credit card balance or installment loan in the event of death, involuntary unemployment or disability, and are generally available to all consumers without the underwriting restrictions that apply to term life insurance. In addition to the domestic market, the Company operates in Canada, the United Kingdom, Argentina, Brazil, Puerto Rico, Chile, Germany, Spain, Italy, Mexico and China. In these markets, it primarily sells ESC and credit insurance products through agreements with financial institutions, retailers and wireless service providers.

Assurant Specialty Property

The product line within Assurant Specialty Property is homeowners insurance, consisting principally of fire and dwelling hazard insurance offered through its lender-placed programs. The lender-placed program provides collateral protection to lenders, mortgage servicers and investors in mortgaged properties in the event that a homeowner does not maintain insurance on a mortgaged dwelling. Lender-placed insurance coverage is not limited to the outstanding loan balance; it provides structural coverage, similar to that of a standard homeowners policy. The policy is based on the replacement cost of the property and ensures that a home can be repaired or rebuilt completely in the event of damage. The Company also provides insurance to some of its clients on properties that have been foreclosed and are being managed by its clients. This type of insurance is called Real Estate Owned (REO) insurance. Lender-placed and voluntary manuf actured housing insurance: Manufactured housing insuran! ce is off! ered on a lender-placed and voluntary basis. Lender-placed insurance is issued after an insurance tracking process similar to that described above. The tracking is performed by Assurant Specialty Property using an insurance tracking administration system, or by the lenders themselves.

The Company has developed products in adjacent and emerging markets, such as the lender-placed flood and mandatory insurance rental markets. Assurant Health also offers medical insurance to small employer groups. The Companys medical insurance products are sold to individuals, primarily between the ages of 18 and 64, and their families, who do not have employer-sponsored coverage. It offers a variety of benefit plans at different price points. The Companys group medical insurance is primarily sold to small companies with 2 to 50 employees, although larger employer coverage i s available. The Companys health insurance products are principally marketed through a network of independent agents. It also ! markets t! hrough a variety of national account relationships and direct distribution channels. In addition, the Company markets its products through North Star Marketing, a wholly owned affiliate.

Assurant Employee Benefits

The Company offers group disability, dental, vision, life and supplemental worksite products, as well as individual dental products. The group products are offered with funding options ranging from fully employer-paid to fully employee-paid (voluntary). In addition, it reinsures disability and life products through its wholly owned subsidiary, Disability Reinsurance Management Services, Inc. (DRMS). Group disability insurance provides partial replacement of lost earnings for insured employees who become disabled, as defined by their plan provisions. The Companys products include both short- and long-t erm disability coverage options. It also reinsures disability policies written by other carriers through its DRMS subsidiary.

Dental benefit plans provide funding for necessary or elective dental care. Customers may select a traditional indemnity arrangement, a preferred provider organization (PPO) arrangement, or a prepaid or managed care arrangement. Coverage is subject to deductibles, coinsurance and annual or lifetime maximums. In a prepaid plan, members must use participating dentists in order to receive benefits. Assurant Employee Benefits owns and operates Dental Health Alliance, L.L.C., a dental PPO network. The Company also has an agreement with Aetna that allows it to use Aetnas Dental Access network. Fully insured vision coverage is offered through its agreement with Vision Service Plan, Inc., a supplier of vision insurance. The Companys plans cover eye exams, glasses and contact lenses, and are sold in combination with one or more of its other products.

Group term life insurance provided through the workplace provides benefits in the event of death. The Company also provides accidental death and dismemberment (AD&D) insurance. I! nsurance ! consists primarily of renewable term life insurance with the amount of coverage provided being either a flat amount, a multiple of the employees earnings, or a combination of the two. It also reinsures life policies written by other carriers through DRMS. In addition, the Company provides group critical illness, cancer, accident, and gap insurance. Why Pulte Is Getting Pummeled

After the Commerce Department said yesterday that new-home sales soared by 35% last month, everything appeared to be lined up perfectly for homebuilders to have an excellent second quarter. Unfortunately, investors that had been lulled into a sense of complacency by the good news got a reality check today.

Shares of PulteGroup (NYSE: PHM  ) and other homebuilders are getting pummeled in early trading after the nation's second largest builder reported earnings that came up dramatically short of the consensus estimate. Analysts expected the company to record $0.30 in earnings per share over the three months ended June 30. When all was said and done, however, it earned only $0.09.

Pulte attributed the source of the shortfall to three nonoperational charges. It spent $30 million to resolve "a contractual dispute at a previously completed luxury community." It charged off $23 million "associated with the repurchase of $434 million of senior notes in the period." And $13 million for costs related to relocating the company's corporate headquarters.

Once you back these out, in turn, Pulte earned $0.26 per share.

The best news of the report concerned home prices, closings, and backlog. While the Commerce Department said yesterday that home prices fell in June, Pulte said its average selling price grew by 9% compared to the same period last year. In addition, the number of home closings grew by 9% as well -- to 4,152. And finally, the number of units in its backlog shot up by 13% to 8,558.

On top of this, the company sounded an upbeat tone about the economy. "The U.S. housing market continues to gain momentum and remains solidly on track toward a sustained, long-term recovery," said CEO Richard J. Dugas. "Even the recent rise in interest rates has had little effect on overall activity, as consumers continue to perceive good values, amid limited supply and generally rising sales prices, combined with the reality of high lease rates in the rental market. Given these market dynamics, consumers are continuing to exhibit a sense of urgency in their desire to purchase a new home."

Alternatively, far and away the worst news was the company's activity on the order front. Net new orders for the second quarter came in at 4,885 homes, which equated to a decrease of 12% from the prior year. Lest there be any doubt, aside from the woeful EPS performance, this is why investors are broadly selling Pulte's shares today.

MGE owns 30 megawatts, consisting of 18 turbines, in a wind-powered electric generating facility in Worth County, Iowa. MGE also owns 11 megawatts, consisting of 17 turbines, in a wind-powered electric generating facility in Kewaunee County, Wisconsin.

Gas Utility Operations

MGE transports and distributes natural gas in a service area covering 1,631 square miles in seven south-central Wisconsin counties. The service area includes the city of Madison, Wisconsin and surrounding areas. As of December 31, 2012, MGE supplied natural gas service to approximately 145,000 customers in the cities of Elroy, Fitchburg, Lodi, Madison, Middleton, Monona, Prairie du Chien, Verona, and Viroqua; 24 villages, and all or parts of 45 townships.

Nonregulated Energy Operations

MGE Energ y, through its subsidiaries, has developed generation sources that assist MGE in meeting the electricity needs of its customers. MGE Power Elm Road and two other owners own undivided interests in the coal-fired Elm Road Units in Oak Creek, Wisconsin. Unit I and Unit II have the capacity to produce 615 megawatts of electricity. Wisconsin Energy Corporation owns approximately 83% of the Elm Road Units and is the operator for those units. MGE Power Elm Road owns an 8.33% ownership interest in both units.

MGE Power West Campus and the University of Wisconsin at Madison (UW) jointly own undivided interests in a natural gas-fired cogeneration facility on the UW campus. The facility has the capacity to produce 20,000 tons of chilled water, 500,000 pounds per hour of steam, and approximately 150 megawatts of electricity. The UW owns 4! 5% of the! facility, which represents its interest in the chilled-water and steam assets. TransDigm Buying GE Aviation Unit

Cleveland-based TransDigm Group (NYSE: TDG  ) is buying a piece of GE.

On Friday, as trading wound down for the week, TransDigm announced a deal to buy the Electromechanical Actuation Division of General Electric (NYSE: GE  ) Aviation for $150 million, cash. The business, which makes proprietary, highly engineered aerospace electromechanical motion control subsystems for civil and military applications, counts all three of the world's biggest airplane manufacturers -- Boeing, Airbus, and Brazil's Embraer -- among its clients, and Sikorsky and General Atomics, as well, on the military side.

Annual revenues at the unit approximate $80 million, which puts about a 1.9 price-to-sales valuation on the transaction -- a significant discount to the 4.5 P/S ratio of TransDigm's own shares.

TransDigm intends to close the acquisition toward the end of Q3 2013, at which time it will rename the unit Whippany Actuation Systems, LLC.

Top 10 Defense Companies To Own For 2015

The Dow Jones Industrial Average (DJINDICES: ^DJI  ) is down slightly following some mixed earnings releases and a weaker-than-expected durable-goods report. As of 1:15 p.m. EDT the Dow is down 24 points, or 0.16%, to 14,695. The S&P 500 (SNPINDEX: ^GSPC  ) is up a single point to 1,580.

The only U.S. economic release today was the Department of Commerce's advance report on durable goods for March. Durable goods are goods meant to last more than three years, and new orders for them are seen as a leading indicator of manufacturing activity. New orders fell by 5.7% in March to $216.3 billion, worse than analyst expectations of a 3.2% drop.

The durable-goods report can be highly volatile, especially because of orders for aircraft. Excluding transportation, new orders decreased just 1.4% -- still not good for the stuttering recovery. Boeing (NYSE: BA  ) was one of the main culprits, as new orders for nondefense aircraft and parts dropped 48% in March. Boeing reported just 39 orders for aircraft in March, down from February's outstanding 179.

    The KC-46 won't take over Boeing's defense division by itself -- not when the segment already earned more than $32.6 billion last year. However, the Air Force's need and the KC-46's strong developmental showing so far anchor the program as a foundation of the future and safeguard this stock against budget cut-related hits, should the KC-46 successfully progress to production and delivery. Also, the craft is another hit against Boeing's chief rival, EADS (NASDAQOTH: EADSY  ) , which lost out to Boeing on the next-generation tanker bid in 2011.   • [By Robert Rapier] In last week’s MLP Investing Insider (MLPII) I took a look at the MLP IPOs from the first half of 2013. Today I review the half dozen that have debuted in the second half of 2013.

    Phillips 66 Partners (NYSE: PSXP) launched on July 23 as one of the most anticipated IPOs this year. PSXP owns some of the midstream logistics assets of its sponsor, Phillips 66 (NYSE: PSX). PSXP has yet to announce its first distribution, but according to the IPO prospectus the minimum yield will be $0.85 per unit on an annualized basis. At the current unit price, this equates to a minimum annual yield of 2.8 percent, which is mainly a function of the huge run-up in unit price between the IPO pricing and today’s unit price. If the distribution does come in near the minimum, the unit price will almost certainly correct downward following the announcement.

    Marlin Midstream Partners (Nasdaq: FISH) launched on July 26. The partnership provides natural gas gathering, transportation, treating and processing services, NGL transportation services and crude oil transloading services. Marlin’s assets include three natural gas processing facilities in Texas, two natural gas gathering systems, two NGL transportation pipelines, and two crude oil transloading facilities. Marlin expects most of the gross margin to be generated under fee-based, minimum volume commercial agreements.

    Marlin targets a coverage ratio of 1.10x to support distributions. Marlin’s partnership agreement provides for a minimum quarterly distribution of $0.35 per unit for each whole quarter, or $1.40 per unit on an annualized basis. The prorated distribution for the two months of the recently concluded quarter since tje IPO should be announced soon. The minimum annual yield based on the current unit price is projected at 7.7 percent. The unit price has declined 6 percent since the IPO.
